Construction is set to begin this summer on the third and final phase of redevelopment at Willow Grove Shopping Center, a $105 million project transforming 130,000 square feet of outdated retail into a modern mixed-use community, according to a company announcement.
The project will bring 261 new residential units, 35,000 square feet of retail space, and a 438-stall parking garage to the center, located at 122 Park Avenue at Easton and York Roads. A six-story mixed-use building will include 20,000 square feet of ground-floor retail, while two additional retail pad buildings will total 15,000 square feet.
The project will also bring eight two-bedroom townhomes along Park Avenue, plus amenities such as a courtyard with pool, outdoor grills, fireplaces, pergolas, and seating areas. The development will also include pocket parks and plazas to encourage pedestrian-friendly spaces throughout the center.
“Phase III completes our vision for Willow Grove as a destination where people can live, shop, and gather,” said Mark Brennan, VP of Development at Federal Realty. "By replacing outdated retail with a fully-amenitized residential building, attractive open spaces, and pedestrian-friendly design, we're creating a vibrant environment where people can live, shop, and gather."
Ground-floor retail is designed to bring new dining and shopping options to the community, according to Jeffrey Fischer, VP of Leasing.
The shopping center will remain open during construction.
